Getting Started
Eligibility to invest requires accredited or sophisticated investor status, U.S. citizenship or green card, U.S. residency or registered entity status, and AML compliance approval. Investments are allowed individually, jointly, or through self-directed IRAs and trusts.
Money is securely held at a U.S. bank. To get started:
- Create your portal account
- Complete your subscription
- Sign documents online
- Select your funding account

There are three qualification paths:
- Income: Exceeding $200,000 annually (or $300,000 jointly) with expectation of maintaining that level.
- Net worth: Exceeding $1,000,000 excluding the value of your primary residence.
- Professional certifications: Active Series 7, Series 82, or Series 65 license holders.
Regulation D, Rule 506(b) of the Securities and Exchange Commission (SEC) mandates accredited investor status verification. This is a regulatory requirement to ensure compliance and protect both investors and the fund.
Individual/Joint Investors:
- Third-party verification letter (within 90 days) from a broker-dealer, SEC-registered adviser, attorney, or CPA
- Tax returns/W-2s from past two years showing $200,000+ income
- Account statements demonstrating $1,000,000+ net worth
- Credit report authorization and liability statement
Trust or Entity Investors:
- Ownership documentation for all owners/members
- Third-party verification for each owner
- Entity/trust asset statements exceeding $5,000,000 (within 90 days)
- Income documentation for all beneficial owners
Investment Process
ACH transfers can be used for investments up to $100,000, while amounts exceeding $100,000 should be transferred via wire. Unique account and routing numbers are provided for each investment.
Distributions are sent to the account specified in your subscription, typically the initial investment account. Changes require proof of ownership. Self-directed IRA investors receive distributions in their IRA accounts.
Typically, investors receive distributions on a monthly basis. Distribution timing is governed by the operating agreement and controlled by the Fund manager.
Please refer to the Private Placement Memorandum (PPM) for specific fund lock-in periods and liquidity terms applicable to your investment.
Full fee transparency is provided in the PPM documents for each real estate opportunity. We encourage all investors to review these documents carefully before investing.
The minimum initial investment is $50,000. Additional smaller increments may be allowed with fund manager approval.

Yes. Investors may choose between quarterly distributions or monthly reinvestment to take advantage of compound interest benefits. This election can be changed at any time.
Self-directed IRAs are accepted for all opportunities, subject to your custodian's processes and procedures. If you need an alternative custodian, we can provide referrals.
Account Management
All legal documents can be sent and signed electronically through our online investor portal. Investments finalize upon document acceptance, fund confirmation, and receipt of countersigned documents.
You'll receive comprehensive reporting including:
- Real-time portfolio monitoring via the portal showing distributions and ROI
- Quarterly updates (minimum) via email and portal with performance summaries and market insights
- Annual tax documents for all distributions received
Our secure online portal provides:
- Subscription document access
- Quarterly statements with balance and performance metrics
- Fund financial information
- Investor announcements
- Tax document downloads
Fund Operations
The fund operates under Regulation D, 506(b) and California Finance Law Licensing overseen by the Department of Financial Protection and Innovation. A third-party accounting firm conducts annual audits, with results available upon request.
